MPPP - Quit Rent Assessment Fee
This is an important reminder to all residents that it is compulsory to pay your quit rent assessment fee.
Quit rent assessment tax is imposed by the Council in accordance with the 1976 Local Government Act.
The Council have the right to confiscate resident property belonging under the act if you failed to do so.
Please contact our management office and settle your quit rent at the soonest.
If you have any doubt kindly approach our management office to check your account.

Default In Payment (Late Payment Interest/Access Card Barred).
Dear Taman Desa Relau 2 Owners,
With effect from 1st January 2015, a late payment interest of 10% per annum will be imposed on all outstanding dues after 14 days grace period of each calendar month.
Owners who are in 3 months arrears of their maintenance charges are advised to settle their outstanding dues on/before 31st December 2014 failing which their name will be displayed on notice board as defaulters and access card will be barred.
Any legal cost incurred to recover the outstanding dues will be borne by the defaulter.
Installment plan will be considered and subjected to the management approval.
Your corporations are much appreciated.

Roof Top Cleanup Block P
We had another volunteer cleanup at block P recently by our chairman (Aik Keong) who volunteer his expertise for it. This help to save us thousand of dollars from all the roof top cleanup.

Road Widening
Recently the state government have allocated some fund and we are fortunate to have that fund for our road widening project along Lebuh Relau 6. This is carried out by JKR. Once it is completed we will have a better traffic flow.

Apartment Signage Lighting
Thanks to our management worker, we have managed to change the lighting at the respective apartment signage at Block O & P and Block M & N.
We hope with the new lighting it will bring a better future and good wishes to all resident residing in TDR2.

Block M & N - Drainage Cleanup
Recently we have an issue with drainage clog where water retention was observed at Block M & N guard post car entry area.
A temporary fixed to the issue was carried by clearing up the road side outgoing water flow passage.
JMC will gather more information for all the location that required road patching, level up, etc and get a vendor to help to fixed that.

Block M & N car access reader repaired.
Block M & N car access reader covered was replaced with a new one on 13th Nov 2014.
We no longer need a plastic bag to covered it to prevent from raining and environment damage.
At last this inherited issue from the past is now resolved.

Rubbish Dump Cleanup
Today, we have finally clean up the rubbish dump area at Block Q which was full of rubbish for a long period of time. Resident complaint that stink smell was all over the place and could be a potential home for insect or animals breading ground.
Thanks to our management personnel from New Level who have help TDR2 to filed a complaint and action was taken by MPPP.
We also would like to thank MPPP for their fast action in cleaning up the rubbish dump area.

Rooftop blockage clearing - FOC by resident.
We like to announced that JMB have managed to clear the rooftop blockage due to plant, rubbish and etc.
Before this, it brought about numerous of water dripping to top floor at each block.
We sincerely would like to thank Bro Aik Keong our chairman, for his free of charge (FOC) service that save us RM14,400. Bro Aik Keong team have risk themselves to help us. Let's be thankful for such a good resident and chairman.
Each job quoted by vendor is RM3,600 which we feel exorbitant expensive and overcharged. Total job quoted was 4 x 3,600 = RM14,400.
We hope more resident will be able to come forward to volunteer and help in various areas eg. chargeman, electrician, gardening and etc. This will help us to low down our maintenance cost in managing TDR2.

TDR2 ~ Insurance 2014-2015
There are still pending insurance for 2014-2015 ready for collection.
Please take note that this is compulsory common insurance that cover our common areas in Taman Desa Relau 2 for specific damages that may arise. For further information you may request it at the management office.
All resident are reminded to proceed to the management office to collect it if you have not done so as soon as possible.
Please take note that all high rise residential will have this insurance as well to cover any damages that may arises to our common properties areas.
If you still served your housing bank loan, please collect this insurance and let your bank know that you have purchase one. Else, you will be charge again by your bank as they will purchase another for you.

TDR2 Strata Title Status Update
JMBs member have checked with PTG (Pejabat Tanah dan Galian) on the status early this month August 2014.
Currently the developer Mechmar (Awan Setia) is still in the process of amendment of the submission that were incomplete on the upon submission on their last attempt.
PTG already wrote to Mechmar on it and insist they submit the amendment at the soonest.
JMBs have also checked on the status of the sinking fund refund and have get COB help to this issue.
Th most positive outcome we anticipate will be the Strata Title. We hope it will be approved by early 2015. Let's pray for it to happened.
We hope all resident to be patient on this matter and continue your support for us to carry out our duty.

16th August 2014 - TDR2 round checks by JMBs and management office
We would like to the management office for their time to get us go around TDR2.
Together with the management office and JMBs, we have make around check on the apartment to get a better ideas of what are the things that we are facing today as a community.
We started our journey around 2pm.
5 members of the JMBs (1 absent) and 2 from management office were present.
The tour started surveying our water tank condition, lift room, common areas blockage, lighting, water pump, generator room, DB room and etc location.
We need our tour around 3:30pm. Click here to view the photos taken.
There were a long list of items of item noted down and photographs taken.
All the items will be put down into the issue list as working item for us to work on it.
A new journey of a better TDR2 is just starting. We need all resident cooperation and help us and uplift TDR2 to next level.
We will put forward more things to come and see how we can work to established a solution for this community. There is no easy way. However with determination and persistent and your support we can succeed to delivery the best for TDR2.

Block Q fogging by JKN - 8 August 2014
Jabatan Kesihatan's team came to visit TDR2 today on 8th August and have informed management and JMBs on the following matters:

Block Q-18-5 dengue case - will be fogging this evening.
They have served fogging notice to all
homes of the
resident of Block Q as well as Blk Q guardpost & Block O/P guardpost.

The Officer-in-charge, En. Sazuddinmia have visited Awan
Setia office to inform their clerks that tomorrow, Saturday., 9th August 2014, to clearance of the plants around the pool area & to clean both pools
otherwise Awan Setia will be served a letter to settle in court.

1st JMB meeting 2014/2015 highlights
We have just concluded our long discussion for 3 hours on the 1st JMB meeting on 1 Aug 2014 led by our appointed management Avery Consulting.
All the attended committees make their effort in the agenda discussion.

June 2014 accounts - Many implementation depend upon fund... we need more fund to improve further
Strata Title - Chairman & Avery consulting will meet up with PTG to further consult on the matter. The application by developer is still pending. We need to know why? Also they will ask about the title to include car park which is not part of the title... curious here.
Sinking Fund - Chairman & Avery consulting will pursue with COB and developer on the matter
Purchase of club house - this issue is defer for next discussion. Currently looking at our financial status, we are more to disadvantage.. however if resident is willing to look into long term benefit, then everyone will need to contribute towards this effort... we need to work out a favorable formula and EGM to vote on that
Bike in/out touch and go access. Further information will follow after discussion. Implementation will depend on funding.
CCTV for all lift. We need to work out for a fund..current we have not enough fund... any donors???
any donation are welcome. Any feedback are welcome..

We are starting a new chapter by introducing our own Taman Desa Relau 2 blog site.
Going forward, we looking into communicating we our resident more frequently in a more transparent manner.
We would like to publish all related information pertaining the any events, issues, announcement, meetings, AGM, EGM, etc.
Also we will be allowing resident to feedback, complaint via our online form or email make available.
All your feedback, complaint, suggestion will be a valuable source of information to help the committee work toward a better living community for all residents.
There will be challenges ahead as we go along.
We hope all residents will help and cooperate with us as we work to restore, maintain, bring up a good value of our place where we call Home so that we can live peacefully, enjoying, happily as one big family.
Please be patient with the committee as we work our best for this community.
